What Lot Clearing Actually Involves

Most people call about one of four situations: a build or an addition that needs the footprint opened up, a fence or property line that has disappeared into brush, a lot bought as-is that has not been touched in years, or a commercial parcel that needs to look maintained again.

The work runs in the same order each time. We walk the site and mark what stays. We confirm whether the village requires a permit before anything comes down. Then the crew cuts and drops, the stumps get ground or dug out depending on what is going on that ground afterward, and the material leaves the site. You are not left with a burn pile or a row of stumps to deal with later.

Buckthorn and What Actually Grows Back

Most untended land around Chicago fills in with common buckthorn. It is the reason a lot that looked open five years ago is now impassable, and it is why cutting alone does not finish the job — cut buckthorn resprouts from the stump, thicker than before. If the goal is ground that stays clear, the stumps have to be dealt with at the same time, not in a second visit next year.

That is also the difference between a quote that sounds cheap and a job that holds. Ask anyone bidding your site what happens to the stumps.

You Probably Cannot Burn It

Open burning of landscape waste is restricted or banned outright across most of the Chicago metro, and the rules differ between the county, the village and the state. The Illinois EPA sets the baseline and most municipalities here are stricter still. In practice that means the material has to be hauled, and hauling is a real line on any honest estimate. If a bid does not mention disposal, ask where the debris is going.

Not every call is a full parcel. If it is a handful of trees, a fence line or a back corner, that is tree and bush removal rather than a lot clearing job, and it is priced accordingly.
